Calgary's housing market continues to demonstrate balanced conditions as the summer season progresses. Through July 6, total sales have reached 291 transactions, down 28.7% from the 408 sales recorded during the same period in July 2025.
New listings total 565 properties, representing a 21.4% decline compared with the 719 new listings recorded over the same period last year. Active inventory stands at 6,801 homes, down 2.2% year over year, providing buyers with a healthy selection of available properties while maintaining balanced market conditions.
Home prices continue to show resilience despite softer sales activity. The median sale price is currently $580,000, down 1.1% from the same point last year, while the average sale price has increased to $652,597, up 2.1% year over year. Homes are averaging 38 days on market compared with 36 days during the same period in 2025, reflecting a market that continues to operate at a more sustainable pace.
Year-to-Date Trends
Through July 6, Calgary has recorded 11,382 residential sales, down 11.1% from the 12,804 transactions reported during the same period in 2025.
New listings total 21,478 properties, down 8.9% year over year. Despite lower transaction volumes, home values remain remarkably stable. The year-to-date median sale price continues to hold at $580,000, down only 0.9% from last year, while the average sale price has increased 2.0% to $649,373.
These figures continue to reflect a healthy normalization of Calgary's housing market. Higher inventory compared with recent years has created more balanced conditions, allowing buyers greater flexibility while sellers continue to benefit from historically strong home values.
Weekly Market Trends
For the week ending July 6, market activity remained below last year's pace.
Sales totaled 371 transactions, down 20.9% from the 469 sales recorded during the comparable week in 2025. New listings declined 15.9% to 668 properties, while active inventory decreased 2.2% to 6,801 homes.
The weekly median sale price declined 3.2% to $576,000, while the average sale price increased 1.2% to $660,573. Homes averaged 38 days on market compared with 35 days during the same week last year.
Overall, the weekly figures indicate that Calgary continues to experience a balanced housing market where inventory remains healthy, prices are stable, and buyers have more negotiating flexibility than they did during the highly competitive markets of recent years.
General Market Trends
Calgary continues to benefit from strong population growth, interprovincial migration, and a diversified economy supported by the energy, technology, logistics, construction, and professional services sectors. Although sales remain below the exceptional levels recorded over the past two years, market fundamentals remain solid.
Calgary also continues to be one of Canada's most affordable major metropolitan housing markets. This affordability advantage, combined with Alberta's strong employment outlook and steady economic growth, continues to attract buyers from across Canada.
Interest Rate Environment
The Bank of Canada continues to maintain its overnight policy rate at 2.25%. Inflation remains close to the Bank's target range, and economists generally expect borrowing costs to remain stable in the near term.
