Calgary’s housing market continues to demonstrate stability as June approaches its conclusion. Through June 28, total sales have reached 2,053 transactions, down 6.8% from the 2,203 sales recorded at the same point in June 2025.
New listings total 3,713 properties, representing a 9.9% decline compared with the 4,121 listings recorded during the same period last year. Active inventory currently stands at 7,107 homes, down 0.9% year over year, indicating that inventory remains balanced while continuing to provide buyers with more choice than during the peak seller's market.
Home prices continue to show resilience. The median sale price currently sits at $594,499, down just 0.1% from the same point last year, while the average sale price has increased to $668,299, representing a 3.6% increase year over year. Homes are averaging 37 days on market, compared with 33 days during the same period in 2025.
Year-to-Date Trends
Through June 28, Calgary has recorded 10,947 sales, down 11.1% from the 12,315 transactions reported during the same period in 2025.
New listings total 20,727 properties, down 8.9% year over year. Despite fewer sales, pricing continues to remain stable. The year-to-date median sale price stands at $580,000, down only 0.9% from last year, while the average sale price has increased 2.0% to $648,793.
These figures continue to demonstrate that Calgary has transitioned into a healthier and more balanced market after several years of exceptionally strong seller conditions.
Weekly Market Trends
For the week ending June 28, market activity remained slightly below last year's pace.
Sales totaled 500 transactions, down 3.1% from the 516 sales recorded during the comparable week in 2025. New listings declined 8.2% to 831 properties, while active inventory decreased 0.9% to 7,107 homes.
The weekly median sale price declined 2.3% to $585,000, while the average sale price increased 0.9% to $651,306. Homes spent an average of 37 days on market, compared with 35 days during the same week last year.
Although sales remain below last year's pace, balanced inventory and resilient pricing continue to support healthy market conditions.
General Market Trends
Calgary continues to benefit from strong population growth, interprovincial migration, and a diversified economy supported by the energy, technology, logistics, and professional services sectors. Buyers have more options than they did during the highly competitive markets of recent years, while sellers continue to benefit from historically strong property values.
Compared with many other major Canadian cities, Calgary remains one of the country's most affordable large urban housing markets. This affordability advantage continues to attract both local buyers and Canadians relocating from higher-priced markets.
Interest Rate Environment
The Bank of Canada continues to maintain its overnight policy rate at 2.25%. Inflation remains close to the Bank's target range, while policymakers continue monitoring global economic conditions, consumer spending, and energy prices. Current expectations continue to support a relatively stable interest-rate environment through the summer.
