Calgary's housing market continues to demonstrate stability as June comes to a close. Through June 29, total sales have reached 2,117 transactions, down 4.8% from the 2,223 sales recorded at the same point in June 2025.
New listings total 3,797 properties, representing an 8.5% decline compared with the 4,148 listings recorded during the same period last year. Active inventory currently stands at 7,063 homes, down 1.4% year over year, indicating that inventory remains balanced while continuing to provide buyers with more selection than during the peak seller's market.
Home prices continue to show resilience. The median sale price currently sits at $594,700, virtually unchanged from the same point last year with a slight decline of just 0.05%. The average sale price has increased to $668,761, representing a 3.9% increase year over year. Homes are averaging 37 days on market, compared with 34 days during the same period in 2025.
Year-to-Date Trends
Through June 29, Calgary has recorded 11,011 sales, down 10.7% from the 12,335 transactions reported during the same period in 2025.
New listings total 20,811 properties, down 8.6% year over year. Despite lower sales activity, home values continue to remain stable. The year-to-date median sale price stands at $580,000, down only 0.9% from last year, while the average sale price has increased 2.1% to $648,995.
These figures continue to demonstrate that Calgary has transitioned into a healthier and more balanced market after several years of exceptionally strong seller conditions.
Weekly Market Trends
For the week ending June 29, market activity remained nearly in line with last year's pace.
Sales totaled 510 transactions, down just 0.8% from the 514 sales recorded during the comparable week in 2025. New listings declined 5.3% to 834 properties, while active inventory decreased 1.4% to 7,063 homes.
The weekly median sale price declined 0.3% to $587,250, while the average sale price increased 2.1% to $652,865. Homes spent an average of 37 days on market, compared with 35 days during the same week last year.
Although sales volumes remain slightly below last year's levels, balanced inventory and stable pricing continue to support healthy market conditions.
General Market Trends
Calgary continues to benefit from strong population growth, interprovincial migration, and a diversified economy supported by the energy, technology, logistics, and professional services sectors. Buyers continue to enjoy more choice than they did during the highly competitive markets of recent years, while sellers continue to benefit from resilient home values.
Compared with many other major Canadian cities, Calgary remains one of the country's most affordable large urban housing markets. This affordability advantage continues to attract both local buyers and Canadians relocating from higher-priced markets, helping sustain long-term housing demand.
Interest Rate Environment
The Bank of Canada continues to maintain its overnight policy rate at 2.25%. Inflation remains close to the Bank's target range, while policymakers continue to monitor global economic conditions, consumer spending, labour market trends, and energy prices. Current expectations continue to favour a stable interest-rate environment through the summer unless economic conditions change significantly.
