Total Sales
There have been 1,660 residential sales recorded in August month-to-date, down 16.41% from 1,986 sales during the same period in August 2025. Year-to-date sales now total 14,648, representing an 11.11% decline from last year as the market continues to normalize.
New Listings
New listings reached 3,143 for August, a 9.61% decrease compared to the same period in 2025. Year-to-date, 27,380 new properties have come to market, down 9.44% from last year, helping maintain a balanced supply of homes.
Active Listings
Active inventory currently sits at 6,522 homes, down 2.16% from 6,666 one year ago. Although buyers continue to enjoy significantly more choice than during the highly competitive markets of previous years, inventory remains well balanced and continues to support stable pricing.
Home Prices
Benchmark Price
Calgary's benchmark home price is now $569,800, down 1.08% from July and 3.92% below the benchmark recorded at the same point last year. Despite this modest adjustment, benchmark values remain historically strong.
Median Price
The median sale price for August stands at $565,000, down just 0.79% from $569,500 one year ago. Year-to-date, the median price remains unchanged at $580,000, demonstrating remarkable stability.
Average Price
The average sale price reached $638,440, an increase of 4.29% over August 2025. Year-to-date, the average sale price has risen to $645,502, up 2.28% year over year, reflecting continued strength in Calgary's higher-value property segments.
Days on Market
Homes are taking an average of 41 days to sell during August, compared with 38 days last year. Year-to-date, the average marketing time is 39 days, giving buyers more time to evaluate properties while still reflecting a healthy market.

During the final week of August:
