Calgary’s housing market continues to transition toward more balanced conditions as September begins. While buyer activity remains below last year’s pace, inventory levels are holding steady and prices remain resilient. Sellers continue to benefit from healthy demand for well-priced homes, while buyers have more selection than they did a year ago.

What This Means for Buyers
Inventory remains significantly higher than the extremely tight conditions experienced over the past few years, giving buyers more options and additional time to evaluate properties. While prices have stabilized overall, homes that are accurately priced continue to attract strong interest.

Although sales activity remains below last year's pace, inventory has also declined, helping prevent significant downward pressure on prices. Sellers who price strategically and prepare their homes well continue to achieve strong results, particularly as average sale prices remain higher than a year ago.

As the fall market begins, Calgary continues to demonstrate resilience. Sales remain below the record pace seen previously, but stable inventory levels and modest price adjustments point to a healthier, more balanced market. If buyer confidence improves through September, seasonal activity could provide additional momentum heading into the final quarter of the year.
