Calgary Real Estate Market Update – September 3, 2026

As we move through the first week of September, Calgary's housing market continues to show a shift toward more balanced conditions. While sales activity remains below last year's pace, steady buyer demand, stable pricing, and improving inventory continue to provide opportunities for both buyers and sellers.

September 2026 Month-to-Date Snapshot

Total Sales: 118 homes sold, up 40.82% from 84 sales at the same time in September 2025. This increase reflects the very early days of the month and should not be interpreted as a broader market trend yet.

New Listings: 268 new listings have come to market, up 36.04% year over year, giving buyers more options.

Active Listings: Inventory sits at 6,526 homes, down 2.31% from last year, indicating supply remains slightly tighter than September 2025 despite improved selection compared with recent years.

Median Sale Price: $574,000, up 2.04% from $562,500 at this point last September.

Average Sale Price: $620,818, down 1.52% from $630,406 one year ago. Daily average prices can fluctuate significantly due to the mix of homes sold.

Days on Market: Homes are averaging 49 days on market, compared with 43 days at the same time last year.

August 2026 Market Recap

The August market closed with:

  • 1,660 total sales, down 16.41% compared with August 2025.

  • 3,142 new listings, down 9.63%.

  • 6,521 active listings, down 2.18%.

  • Benchmark price of $569,800, down 1.08% year over year.

  • Median sale price of $565,000, down 0.79%.

  • Average sale price of $638,440, up 4.29%.

  • Average days on market increased to 41 days from 38 last year.

The combination of fewer sales and fewer new listings suggests that demand has moderated from previous years, while inventory remains relatively stable. Buyers have more time to make decisions than they did during Calgary's highly competitive market of 2023 and 2024.

Year-to-Date Performance

Through September 3:

  • Total Sales: 14,766, down 10.66% from 16,527 last year.

  • New Listings: 27,647, down 9.15%.

  • Average Sale Price: $645,305, up 2.25%.

  • Median Sale Price: $580,000, unchanged year over year.

  • Average Days on Market: 39 days versus 34 last year.

Although transaction volume has slowed compared to 2025, home values remain resilient. Stable median pricing combined with modest growth in average prices indicates continued strength in higher-priced market segments.
