Calgary's housing market continues to move toward balanced conditions as the first week of September comes to a close. While year-to-date sales remain below last year's pace, early September activity has been encouraging, with stronger sales than the same period in 2025. Inventory remains healthy, giving buyers more options while stable pricing continues to support seller confidence. The market remains active, but success continues to depend on realistic pricing and informed decision-making.
Monthly Market Snapshot
As of September 4, Calgary has recorded 278 home sales this month, compared to 166 sales during the same period in September 2025, representing a 67.47% increase. While this is a significant year-over-year gain, it's still very early in the month, and these percentages will naturally moderate as more transactions are reported.
New listings total 586 properties so far this month, down 8.72% from 642 during the same period last year. Fewer new listings, combined with stronger sales activity, suggest inventory is being absorbed at a healthy pace.
Active inventory currently sits at 6,573 homes, down 4.13% from 6,856 at the same point last year. Although inventory has declined year over year, buyers continue to enjoy considerably more selection than during Calgary's highly competitive seller's market of recent years.
Price Trends
Home values continue to demonstrate resilience despite slower overall market activity.
• Benchmark Price: $569,800, down 1.08% compared with August 2025.
• Median Sale Price (September to date): $562,625, up 6.36% from $529,000 during the same period last year.
• Average Sale Price (September to date): $613,162, up 3.09% year over year.
With only a few days of September sales recorded, average and median prices remain subject to daily fluctuations as additional transactions are reported.
Market Pace
Homes are taking slightly longer to sell than they did one year ago.
• Average Days on Market: 46 days, compared with 44 days during the same period in September 2025, an increase of 4.55%.
Although properties are spending a little more time on the market, today's conditions remain healthy and provide buyers with additional time for due diligence while allowing sellers to achieve strong results when homes are priced appropriately.
Year-to-Date Market Performance
Looking at Calgary's overall performance through early September:
• Total Sales: 14,922, down 10.35% from 16,644 at the same point in 2025.

Although transaction volumes remain lower than last year, Calgary continues to experience stable home values, reinforcing the strength of the local housing market.

The most recent seven-day period reflects continued buyer activity.
• Total Sales: 404, up 15.76% from 349 during the same week in 2025.
• New Listings: 723, down 18.03% year over year.
• Active Listings: 6,573, down 4.13%.
• Median Sale Price: $565,000, up 3.67%.
• Average Sale Price: $620,165, up 2.69%.
• Days on Market: 44 days, unchanged from the previous week and up 4.76% from last year.
The combination of stronger sales and fewer new listings suggests that buyer demand remains healthy as Calgary enters the fall market, helping maintain balanced conditions across many segments.
