The Calgary real estate market continues to transition into a more balanced environment as September gets underway. While sales activity remains below last year's pace, inventory levels continue to improve, giving buyers more choice than they had throughout much of the past few years. Home prices remain remarkably resilient despite softer demand, demonstrating the underlying strength of Calgary's housing market.

As of September 7, 2026, Calgary has recorded 358 residential sales so far this month, representing a 15.48% decrease compared to the 423 sales recorded during the same period in September 2025.

New listings have also slowed considerably, with 719 properties entering the market compared to 1,019 at this point last year, a decline of 29.44%. This reduction in new inventory has helped offset weaker sales activity and has kept overall inventory from rising significantly.

Active inventory currently sits at 6,578 listings, down 6.06% from 7,002 listings one year ago. Although buyers still have more options than they did during the peak seller's market, available inventory remains below historical norms in many communities.

Homes are taking slightly longer to sell than they were a year ago.

The average days on market has increased to 46 days compared with 42 days during the same period in 2025. While buyers are taking a little more time to make purchasing decisions, properly priced homes continue to sell within a reasonable timeframe.

Although overall transaction volume remains below last year's levels, average home values continue to trend higher year-to-date. The benchmark price has softened modestly, reflecting a healthier balance between supply and demand, while median pricing has remained stable throughout the year.
